These Terms & Conditions outline the expectations, responsibilities, and protections for both the Client and Stellar Home Renovation to ensure an efficient and transparent project experience.
All project requirements must be clearly communicated before work begins.
Accepted forms of communication include written ledger notes, email, or text messages.
Any changes requested after work has started (“change orders”) must be documented in writing and may result in increased costs and/or extended timelines.
Stellar Home Renovation reserves the right to bill for all additional labor and materials resulting from change orders, regardless of prior estimates.
Any written change orders or agreements become the property of Stellar Home Renovation.
2. Trash & Debris Removal
Debris and trash removal are the Client’s responsibility unless otherwise agreed in writing.
Stellar Home Renovation may recommend disposal options (trash receptacles, Bagster™, or roll-off dumpsters).
Stellar is not responsible for property damage caused by third-party dumpster or debris removal companies, although we can mitigate damage to driveways with sacrificial material placement at client's expense.
The Client must provide clear and safe access to the project site.
Work areas must be cleared of belongings before the project begins (e.g., furniture removed, bathrooms emptied, attics accessible).
Tools, equipment, and materials require a clear pathway in and out of the work area.
If a project space is not ready when scheduled, Stellar reserves the right to reschedule.
A $150 rescheduling fee will apply if access is not provided as agreed.
A minimum fee of $150 applies to any work or consultation.
Additional separate consultations requested by the Client are billed at $150 per event if not performed during scheduled work.
Daily labor can be found here which includes up to 8 hours of work and/or direct communication with the Client.
Client-led non-project-related conversations may reduce daily productivity but remain billable time.
Unless otherwise agreed, the Client is responsible for providing or funding materials.
Materials purchased by Stellar on behalf of the client will be added to the final invoice.
Due to inflation and supplier variations, material estimates are subject to change. Stellar will make reasonable efforts to inform the client of overruns but cannot guarantee exact pricing prior to purchase.
Final payment is due upon completion of work unless otherwise agreed in writing. Progress payments are due at the end of the week while the project is in progress which include the completed labor during the week and any materials purchased for the client.
Projects requiring significant materials may require a deposit before commencement.
Late payments may incur a service charge of 1% per month on outstanding balances.
Stellar Home Renovation warrants workmanship for 30 days from completion. Materials are covered only by manufacturer warranties.
Defective or incorrect materials provided by the client are not covered by Stellar Home Renovation.
Stellar Home Renovation is not liable for:
Pre-existing conditions in the Client’s property.
Damage caused by third-party contractors, suppliers, or disposal companies.
Delays outside our control (e.g., supply shortages, weather, utility issues).
The Client agrees to hold Stellar harmless for incidental damages arising from project execution unless caused by proven negligence.
Either party may terminate the agreement with written notice.
The Client is responsible for payment of all completed work, materials purchased, and reasonable costs incurred prior to termination.
9. Entire Agreement
These Terms & Conditions, along with any written estimates or project agreements, represent the entire understanding between the Client and Stellar Home Renovation. No verbal agreements are binding.
At Stellar Home Renovation, your peace of mind matters as much as the quality of our work. We are fully insured with a general liability policy. Proof of insurance is available upon request.
Client Responsibility. Unless otherwise agreed in writing, all debris and waste removal shall be the sole responsibility of the Client. Stellar Home Renovation does not provide trash removal services and cannot haul debris from your property unless otherwise agreed upon. Proof of disposal arrangements may be requested prior to project completion.
Recommended Disposal Methods. Depending on project scope, Stellar Home Renovation may recommend disposal options; however, selection, cost, and scheduling of removal remain the Client’s responsibility.
Small Projects: Debris may be placed in the Client’s existing receptacle(s). Stellar will make reasonable efforts to compact and contain debris; any overflow will be placed neatly beside the receptacle for client disposal.
Medium Projects: A “Bagster” or similar product may be recommended. Stellar will deliver the bag and position it per manufacturer guidelines. Client assumes responsibility for scheduling pickup. Relocation of the bag may result in non-collection by the removal company.
Large Projects: A roll-off dumpster may be recommended. Delivery, rental, and removal are contracted directly between the Client and the dumpster provider. Stellar Home Renovation assumes no liability for any property damage arising from dumpster placement or removal. Upon request, Stellar Home Renovation can place protective materials (“sacrificial pads”) on your concrete prior to dumpster delivery at cost of materials and labor, billed to the client.
No Implied Inclusion. Debris removal is not included in Stellar Home Renovation’s scope of work unless expressly stated in the written project agreement.
Third Party Damage. Stellar Home Renovation is not responsible for third party damage to client's property, although we can mitigate damage with sacrificial material placement before receptacle delivery at client's expense.
Under Georgia law, any home improvement project (labor + materials) that totals $2,500 or more requires a licensed residential contractor. That means for larger or more complex work, especially involving structure, permits, or specialized trades, I’ll coordinate with a properly licensed professional to stay fully compliant.
Even for smaller jobs (under $2,500), certain trade-specific work (like full-scale plumbing or electrical rewiring) may require licensed contractors. I carry proper insurance and operate with full transparency to make sure we’re doing the right work in the right way.
